Is this fusebox safe? Dodgy LL's - please advise

    £7.50 and you will find out if the sockets in the house are wired properly.    I got one of these when something kept tripping and I just plugged it in every socket until i found the one that wasnt wired properly

    I know its not what you want to do, but you could replace the handle yourself.  I had a useless LL and got used to doing repairs myself if I wanted it doing properly.Get the handle back and look online to see how much a replacement costs.  It shouldn't be too expensive.  As a single women on my own, I developed quite a sense of independence and 'I can do it better'.  Using a claw hammer to remove it was your hint that it was going to be a bodge job!  At the end of the day, you have to know you can rely on yourself for a true sense of security.  Then no one else can make you feel like this.
  • GDB2222, it actually isn't the tenant's fault this time. There is a circuit fault somewhere, they had one of their electrician mates (no idea if he was qualified or not) and it would cost money to fix it so rather than spend the money. They let the room to a foreign man and gave him an extension lead to run all his appliances from a single plug in the upstairs hallway. No electric in that room for 18 months to my knowledge.

  • Hi deannatrois, I actually am quite a handy person myself and can do simple electrical/plumbing repairs etc. My only concern is that it is an exterior window and legally, the LL is responsible plus I don't want to get hit for deductions when i move out on some excuse that I 'damaged' their property. I am thinking of phoning up the shops that deal with the double glazing and getting quotes for a same day repair then forwarding to the LL

    That seems a very good idea. My experience is that they won't guarantee a same day repair. The very best you can hope for is that somebody comes round straight away to look at it.

    Is this property licensed as an HMO? When was it last inspected?

  • theartfullodger - you know, I think I will because there are no smoke alarms or fire doors in the house, the safety is questionable and I wouldn't mind but all the tenants here are quiet, responsible, clean people and it seems that none of our deposits have been protected. Mine hasn't at least!
