Regardless, did the original advert mention the garage? Then its surely part of the tenancy (I had a bicycle cupboard in my last tenancy, not in the official documents but on the advert).Peter

Thank you. You people are amazing. I have just checked the Land Registry [first time ever and it's free] and it clearly says "garage associated with flat x" and has the same address as the flat. I didn't know there were resources like this. Thank you. If all else fails, at least I have this in my back pocket. I hope it doesn't get to that point thoughprinceofpounds said:
In that case, it would be a good idea for the OP to check the title after all. It's quite likely that it is mentioned in the deeds and/or the plan. Download the plan first, if it's not on there, try the deeds as it may just be a verbal reference.Were_Doomed said:

I think any court would interpret being a) told there was garage in the let and most importantly b) being given the keys to the garage at the start of the let as meaning that the garage was demised in the let, even if on a separate title. The intention is very clear. The sentence you highlight actually reinforces that intention.5 -

So you have had exclusive use of it for 10 years and was given the key to it when you started renting it? I cant really see how anyone can argue that this is not part of the property you are renting tbh.Tunalc said:

I did, yes. Up until last week when he said he wants to use it now. I think the LL might have got the wrong advice from the contractor because the LL didn't talk much at all. We had a good relationship until the contractor got involved. I'll leave them to it and see what they'll come back with. I don't think the contractor expected me to push back so we'll see.Niv said:

Just to reinforce your position, I presume the garage was included in the inventory when you moved in. Is that the case?0

I don't have the inventory but when we moved in we went through the property and the garage with the agent and were handed the keys and that was it.0
