I have received the contents form from the seller's solicitors and noticed that in the 'Outdoor Area' section the seller included the garden shed.
When me and my partner went to see the propety last month we noticed that the shed was in poor condition.
We intend to completely renovate the garden once we move in but I don't want to have the hassle and associated costs of getting rid of the shed, so would it be possible to request through my solicitor that I want the shed gone prior to exchanging contracts / move-in date?

    You can request what you want, as you’ve not exchanged yet they are free to say yes or no

    It's possible to request anything you like. Is the seller likely to consider it any less hassle for them to remove the shed than you? If you're carrying out complete renovation of the garden anyway, how much hassle/cost will it really be to smash up the shed and chuck it in the skip?
  • You can ask... if I was the seller I'd say no as I'd have to find somewhere to store all the stuff that normally lives in my shed.

    You really thought that the shed would go with the vendors?
    You've had your offer accepted on the house as it is, why would they remove the shed at their expense now?
    No free lunch, and no free laptop ;)

    This is just a wooden shed?

    Then about an hour to do the ol' Reverse-IKEA, then slap it on a bonfire. Job jobbed. What's left? A bootfull for the tip?

    it is an unreasonable request considering you have seen the house and have made an offer on the property.  if this was asked before you made the offer, you may have had a better chance.

    As a teenager, smashing up an old shed (with permission) was the most fun I had without breaking any laws. Take the roof off, find an angry Emo and give them a hammer.

    It would be much more efficient to request it via the EA - the EA could just phone the seller and ask, and then call you back. (If you did it via solicitors, it would probably require of chain of about 6 emails which might take a week or two. And part of an EA's job is to negotiate around 'problems'.)

    And once you've reached an agreement with the seller, both parties can inform their solicitors - to make sure it's reflected in the contract.
