It’s totally normal for them to not let you reserve until you have ‘sold’ your property and are proceedable. When knew that we wanted a certain new build type house and we picked which plot that we wanted and asked the sales person when they thought that it would be released and build complete. Funnily enough the developer on this estate (Bellway) didn’t seem to release them until they were nearly built. We put our house on the market 2 months before the release date because we’d never sold before and had no idea how long it would take but we actually ‘sold’ 4 days later. So we went to the sales lady and asked to have a look round another completed plot of the house type we wanted just to be nosey (the sale had just fallen through) and realised how much we loved the plot (big garden for a new build, quiet road, lots of parking) and this is the one that we bought. My advice would be that when you are ready to put your house on the market go to the developer that you like and see what they have, lots of the sales fall through and you may be able to purchase a completed house without the timeframes on an unfinished one. Also you are more likely to get a good deal on a completed house (we didn’t pay stamp duty/upgrades included/money off plot/£2000 cash back). Good luck.
