How can a house not include a fitted kitchen? Are they taking the kitchen cupboards with them? Seems very bizarre to me.

Estate Agents don't get paid for wasting their time.  Equally frustrating for them.  You've nothing to lose by remaining on good terms and hearing first about new listings.

Sympathy? OP wishes to buy a property and this EA is a major local one.  The choice is to either retain a working relationship or spite ones own nose. We can all vote with our feet on a point of principle but sensible to pick the right time to do so.

We went down the route of
our original offer was based on not knowing these points the building survey and valuation have returned. As such are revising our offer.  We are happy to discuss with the vendor to achieve a mutual agreement.

after this we said

We understand the vendor has provide some reduction but unfortunately we do not have the additional capital to make the difference between mortgage valuation and requested price.
Thank you for the suggestion of  Reviewing our deposit from 20% to 10% or 5% however our mortgage lender does not provide mortgages at this LTV and the alternative is a much higher interest rate which unfortunately does not provide long term value.

if there are any similar properties in this area please do contact me or if the vendors circumstances change.

There was cupboards and a sink of some description a space for a cooker but nothing that would be substantial.
on viewing day a lot of people mentioned it and it came over as it must be getting renewed or we need to change the description.

Thankfully mines in a city all be it the suburbs of that city but only 4 mile from the centre.
