How can a house not include a fitted kitchen? Are they taking the kitchen cupboards with them? Seems very bizarre to me.I like cooking with wine......sometimes I even put it in the food!1

Sympathy? OP wishes to buy a property and this EA is a major local one. The choice is to either retain a working relationship or spite ones own nose. We can all vote with our feet on a point of principle but sensible to pick the right time to do so.FinallyStoppedLurking said:

our original offer was based on not knowing these points the building survey and valuation have returned. As such are revising our offer. We are happy to discuss with the vendor to achieve a mutual agreement.
after this we said
We understand the vendor has provide some reduction but unfortunately we do not have the additional capital to make the difference between mortgage valuation and requested price.
Thank you for the suggestion of Reviewing our deposit from 20% to 10% or 5% however our mortgage lender does not provide mortgages at this LTV and the alternative is a much higher interest rate which unfortunately does not provide long term value.
