House down valued how to prove

  • We had the same problem with a house but we were buying through purple bricks so no EA to help. Valuation and survey came in 30k less than agreed price (10%) reduction in jan 2020. Vendor refused to budge so I walked. I say on Zoopla he agreed 20k less than our agreed price but way over what we would have paid. We now have a great bungalow and are glad we missed on that house.

    Yep even feel like staying away for the estate agent but it’s the key EA for the area.

    You’re right we would either be “glad that’s over” or just pick pick pick
  • Just seems incredible to me how you could go so far into the process on such a misunderstanding. If they have admitted the error, perhaps the ombudsman could help you get your expenses refunded.

    You could get a 'friend' to enquire about the property and ask what is included in the price.... I suspect it was EA or seller games not wanting to discount.

    Estate Agents don't get paid for wasting their time.  Equally frustrating for them.  You've nothing to lose by remaining on good terms and hearing first about new listings.

    Estate Agents don't get paid for wasting their time.  Equally frustrating for them.  You've nothing to lose by remaining on good terms and hearing first about new listings. 
    Sounds like they've acted very unprofessionally so not sure they deserve any sympathy.

    The EA said the vendor is really unhappy about this and EA said that it isn’t  fair on them by us walking it’s poor character.
    I think that would be end of line line for me, being told I'm a person of poor character by an EA.

    30-40k discount might soothe the pain a bit?
