Putting houses up for sale before you've found a house yourself

  • Our vendor didn't have a purchase agreed before our offer was accepted (they did have a property in mind but didn't end up getting this).

    Almost collapsed as we got fed up of waiting but went through in the end.

    As aside, when we put the offer in for the house we liked and it was 'verbally accepted' by the seller, the EA dealing with it had previously said that the seller wouldn't take offers and certainly wouldn't take offers from buyers without their house closer to being sold.

    Hence we were over the moon.

    When we found out the EA had subsequently called a previous interested party to let them know the seller was taking offers (presumably our offer too) and of course we then got dumped as they were further down the selling process.

    Brutal really.

    Some grubby people out there.


    The seller took the better offer able to proceed quickly ? They wanted to move ? You are in no rush ? Not sure what's grubby. The seller got a better offer in every way and got on with their life as opposed to waiting on your terms.
    There is nothing wrong with what you are trying to do, but don't get upset if EA's and sellers won't join in. Chances are your next dream home ticks a lot of boxes for other people also and you will keep losing out to better offers / circumstances. You come over as very determined for everyone to dance to your tune and get upset when they don't.

  • We are also in this position, the sort of house that we want to buy is pretty rare.

    When we bought our current house, only one of the properties we viewed insisted we were already on the market before we viewed, and none insisted we had sold, of course no-one was going to accept an offer until we had but at least we were viewing in parallel. This seems to have now become 'you can't even step foot inside my property unless yours is sold' and while I understand the point of view, I think it is a real shame as it really slows the process down.

    We'll be listing sometime next year, and being very clear with our potential buyers (and probably poor first time buyers beneath them) that we won't be pressured into renting or buying something just to hurry up and move.

    Speeds it up surely ? Only motivated moving buyers view and have offers accepted ?

    Of course it's the norm. The EA is paid by the vendor to sell their property.  You have no contract with them nor any special priviledges. . 

    Your not upsetting anyone. Moved enough times to know how stressfull the process is. Without parties in the chain who work in no ones interest other than their own.

    You've not read the post properly regarding the EAs behaviour and are being nothing but argumentative when others are offering genuine advice.

    Of course it's the norm. The EA is paid by the vendor to sell their property.  You have no contract with them nor any special priviledges. . 

    The same EA was due to be acting for our sale too.

    We deliberately choose them to show even more willing and hopefully make the process as smooth as possible.

    Clearly didn't work out like that.
