Sale fell through - Back on the Market (mostly a rant)

    Also (not sure if you can edit posts) when I look on Rightmove at what has sold, it seems to me that our house is more attractive than others that have sold for 350-375... but of course I'm biased
    The trouble is that buyers don't agree... You've given them plenty of chance to do so, and they simply don't.

    There's nothing really going against it in the listing - but there's nothing to exactly excite, either.
    The location... nice little green (but who pays for maintenance?), then right onto the A4.
    Two decent size bedrooms, and a tiny box (so small there's no photo of it).
    You say there's no parking issues, but Streetview and satellite shots show cars parked in the roadway around the loop, and just 22 parking bays for 35 houses and 6? flats.

    If people don't need a usable-size third bedroom, there's plenty of much more enticing two-bed properties at around that price, with parking.
    If people are happy to view that box as a third bedroom, or as a study/home office, then...?

  • Why so few photos? You can't see the kitchen properly. Very poor. If l see 7 photos only l think there are areas that would put you off so they haven't been photographed. I would expect at least 10 photos, 12-15 even better. 

    Also it looks a little...unlived in? Not cosy? Bit bland? 
  • Those two are by the canal in the middle of town - not as nice an area, so obviously cheaper. 

    You can’t hear the A4 from the house at all - we were surprised when we bought it, but true. The green carries no fee to us. 

    Third room is 2.7 x 2.2 - there are much smaller third bedrooms out there.

    Yeah parking looks bad but we genuinely never struggle to park 2 cars. 

    To be fair, we sold in 5 weeks at 375 (with 2 offers) so I do think it should sell again at 350 soon. Just frustrated at doing it all again.

    I think the 25k price cut is going in the right direction, but 350k still feels like too much, especially where we are economically at the moment.
  • We obviously decluttered everything before photos so might be why it looks bland. 

    The photos were better with our other agent, but they both got us 10 viewings so not sure how much difference it makes? 

    I’d expect the photos to get people through the door, which they have done tbf.

    I would advise getting rid of the pink in the bedroom. I viewed a gorgeous house but the bright decor just really put me off and I struggled to see past it

  • Was it a newbuild? That sounds like quite a drop for what has been a very buoyant housing market.
