  • Key release can be any time. It depends
    * how long it takes for the money at the bottom of the chain to be sent, and received.
    * then how long it takes for that money to be sent on, and received, to the next in the chain (allowing for the solicitor to be "in a meeting" as well
    * whether the solicitor notices immediately,or only an hour later, that the money has arrived etc
    In theory, it should allhappen at 12.00 according to the contract (sometimes 1.00), bu in practice keys might not be released till 3, 4 even 5 O'Clock

    The reason I am asking is that I dont want to book a removal man with a van for say 9am and to not get the keys until like 3pm as you have to pay an hourly wait time of approx £60 an hour.


    Are you sure that the 'man and van' will agree to a job without a fixed finish time?

    I expect he'd work on the basis that you have to book him from, say, 11am to 2pm. Then he'll aim to book another job from 2:30pm.

    You can't really expect him to keep the whole afternoon free - without payment - just in case you get the keys late.

    (Looking at it another way, what if he has a job booked before yours from 9:30am to 10:30am - and they ask him to wait 2 hours at £60 per hour. Should he accept and turn up 2 hours late for your job?)

    He owns his own charity business so is getting going to receive government money for his shop being lockdown i assume but is going to do this for a bit on the side i assume.

    I was a FTB, moving from rental to vacant property, no upward chain as it was an ex-rental being sold.

    Got told at 12.24pm I could get the keys as completion had took place. 

    On completion day it's not just your property transaction going through, depending on how many lawyers the firm have it could be 5, 50 or 500 lots of money moving to various other firms. 
    The receiving firm (accounts department) have to receive the funds and allocate it to the right client account before letting that lawyer know the money has been received, potentially moving it on to another firm if in a chain.
    Mortgage started 2020, aiming to clear 31/12/2029.
