Are you saying your buyer completed on their sale in August and their buyer let them stay in the property?!!

If so, you hold all the cards. What exactly are they going to do if you say “sorry, we’re not ready - it’ll be a bit longer than that”? They won’t pull out as any alternative purchase will take far longer to go through.
Yes they sold before 1st lockdown but completed end of August they told us that their buyers were letting them stay in the house , but today they have told our solicitor we have until 20th
It will take their buyers 6 months to evict them, so the deadline of Nov 20th is unecessary.
    Ignore it.
Progress your sale/purchase in the normal way.

what if they have moral standards and wish to fulfil their commitments and leave as they agreed? If i were in their place i would move out and rent, and whether or not I will continue with the purchase is something else.

We potentially will only need another 1/2 weeks and also when they came to measure up last month they said they were either stopping in the house or moving in with family

They are just trying to force the issue and hurry things along. Don’t do anything rash moving twice in a month will not only be expensive but a total nightmare for you. It’s not your fault they ended up in this situation so no need to be sympathetic, look after your affairs, it was their silly choices that got them in this hole.

2 weeks takes  you 17th November
  • Why don't the buyers move out into a short rental or an Air BnB? That would make much more sense.

  • Yes, suggest to your buyers that they move temporarily whilst you complete. They need to get a move on though!

I don’t see how this is your problem unless they say they will pull out which is doubtful

its their problem it was their agreement and it is for them to sort unless you was party to the initial discussions and had an input or they clearly set this out within their offer.

if anyone should get a short term rental they should. A lack of planning on their part is not failure on your part.

They wont pull out as it will just add to their issue so don’t worry just stick to the dates you’ve agreed with your solicitor both for the house your buying and this and don’t worry about it any more.

your buyer has just took the approach don’t ask don’t get but gone about it the wrong way
