Can you not just book a short term rental? They are still allowed.

We will only be about 10 days away from completion on the 20th so not worth short term rental as they want a minimum of 3 months

If it’s only for ten days look at Air BnB or similar.

Are you saying your buyer completed on their sale in August and their buyer let them stay in the property?!!

If so, you hold all the cards. What exactly are they going to do if you say “sorry, we’re not ready - it’ll be a bit longer than that”? They won’t pull out as any alternative purchase will take far longer to go through.
  • you can rent a place quickly, or not respond, which will force them to rent one themselves, i doubt they will drop the deal after selling their house. But if they told you months ago, they could be frustrated enough to look elsewhere

It will take their buyers 6 months to evict them, so the deadline of Nov 20th is unecessary.
    Ignore it.
Progress your sale/purchase in the normal way.
