Deed of variation from a shade greener

Hi I’m looking for some kind of time scale on a deed of variation from a shade greener.
We are 13 weeks in to our house sale already and our buyers solicitors have requested a deed of variation for the solar panels owned by a shade greener and they lease the airspace above. Our solicitor has requested this deed of variation from a shade greener and we are now waiting for it to be completed, does any have any experience or knowledge of how long this will take?
Thank you in advance

It's probably best to phone A Shade Greener and ask them.
Looking at this thread from 2017, it gives a number to call and suggests you ask for their legal department and it sounds like a draft deed was sent out within 3 hours of phoning them - but covid may change things:

Your best calling on 01226 369990 you will more than likely get straight through to someone then.
You need to speak with the legal department was a lady called Sharron in July but could of changed.
My best advice then - keep on at them otherwise you wont get anywhere.ThinnedSlicely said:Well, I have been pleasantly surprised.
After waiting out the 7 day period, I gave them a call. Phone answered immediately, very helpful lady took my details, and said a draft Deed of Variation would be sent to my solicitor before close of play. Sure enough, 3 hours later, there it was.
A few days later I called back to get a copy of the roof survey ,which is a requirement apparently, and they emailed it to me within minutes.
So, whatever problems they have had in the past, it appears to be sorted now.0 -
Hello. I have made an offer on a house that I liked and it has been accepted one week ago. I didn't pay much attention to the solar panels and had no idea those things are leased. I just assumed the seller owns it. The seller did not mention anything about the panels, nor did the estate agency.
Today I've bought the £3 title register on the property and discovered the panels are on lease for 25 years starting 2012. The lender is Gcp Rooftop Solar 6 Ltd and the owner is A Shady Greener. The mortgage advisor was due to apply for the mortgage tomorrow, so I have told him to postpone the application.
I have asked the estate agency to send me the paperwork asap, but it's been a few days and nothing yet. What should I do? Does it make sense to go ahead with the solicitor, pay them the initial fee of £250 so they can start the searches, or should I just pool out my offer and run away from it?

Hi I’m currently buying a house with solar panels on from a shade greener..I had my offer from Santander on the 7th of December..then solicitors were investigating the panels as they are leased..anyway from December up until now I’ve had to get the deed amended to suit lenders which the seller paid for and all the other bits and bobs together such as microgeneration certificate etc..when I had all the paper work together my solicitor then sent it too my lender and I’m just waiting..as it happens they have emailed my solicitor today hopefully with there decision..I’m praying it’s a yes..I’ve been waiting 4 months just because of the panels..my lender did ask my solicitor what risks were involved and wanted guidance going forward with it so I’m hoping it’s a yes0

A SHADE Greener are greedy money grabbers, they sold the free solar panel system with very little information on the negative impact this would have on house sale value and the difficulties this has for re morgaging. Am fighting them at the moment they won't get a penny off the panels on my house or me. They twist the agreement to suit themselves by giving ridiculous long lead times for removing panels unless you pay for scaffolding and big deposit... They refer you to their legal team who want £250 every time they look at anything, I hope to get them to court for Miss Selling the free solar systems, or go bankrupt trying and that way the morgage company can have the panels removed in their favour
They take ages to respond or even answer phone, then one Shade Greener hides behing another shade greener
For example switch the panels off and quite quickly A Shade Greener Maintainance gets on the phone quite quickly but if you throw questions at them they say contact Shade Greener Solar no ?? think they are up to about 57 at moment one day i will get rid of these panels......good luck with yours0 -
Did you get anywhere with ASG0

I've got an offer accepted on a house with ASG panels, 10 years left on the lease. Lovely house in my ideal location. However, its not my forever home and I'm now questioning the saleability if I want to sell on? Do I cut my losses now and leave the offer?0

Hi My Wife inherited her family home Last January since them we have been leasing it out as it stood when A Shade greener fitted the Solar System the house was joint owned by my wife and her Mother.
As are now selling the property we did not know about the terms and conditions of the solar as my wife had nothing to do with the company it was the mothering-law who had them fitted.
My Question is as it was joint owned should my wife had to agree to this, are the agreement tied to the house deed

If it's a leased solar panel scheme - the property owners will have leased the roof to ASG.
If the house is jointly owned, then both owners should have signed the lease with ASG.
It seems unlikely that ASG didn't check who owned the property before signing the lease.
(As a wild guess - is it possible that the mother would have signed your wife's name [i.e. forged your wife's signature] on the documents, to keep it secret from your wife?
Or could your wife have signed the documents at her mother's request, without realising what she was signing?)
