EAs listing properties that are supposed to have sold?

My daughter arranged a viewing on a property a few weeks back.  The day before the viewing was to take place, the EA called to say they house had been sold; however, since then the house is still being advertised on the EAs site and on Rightmove.  She called again to see what the situation was only to be told it has sold.  Its not noted as sale agreed or SSTC.   A week later the same thing has happened with another property via a different EA.

Is this common?

  • There is a delay before marking the listing as SSTC. Mine took nearly a month as they were waiting for the chain to form before sending off the memorandum of sale document confirming accepted offer and buyer details etc.,

It's not uncommon. Sometimes vendors insist on keeping it up, but the EA doesn't want to disrupt an ongoing sale process. Sometimes EAs will leave popular properties up a bit longer than they should, to draw in buyers who can then be registered for further sales. Sometime they are just lazy or forget to do it.
  • Ah, that makes sense. Cheers

Or the EA could be padding an otherwise thin inventory of houses they have for sale...

The EA will want proof of funds before  listing as SSTC. This usually rakes a few days to sort out and a week is not uncommon.

Serious buyers will already be registered with EA's. Not waiting until a property appears on Rightmove.

As a serious buyer, I was registered with over ten EAs, as is my daughter. Between us we covered two counties. The pair of us occasionally received the odd mailshot, but not once were we informed about a property coming on the market before it appeared on Rightmove. In the end we gave up registering with EAs and looked online as the only source of finding a house.

When we did receive details of houses from any of the EAs, they were all flats when the specific requirement was for a detached house.

Ours was only listed as SSTC once we had proved our funds to the agent and they had been able to confirm the purchase with our solicitor. Luckily that only took us a couple of days but we had asked to see properties prior to having our offer accepted on this one and were told the same thing, and some of them took weeks to show as SSTC. I was told by the EA selling ours that Rightmove won’t let them mark as sold until they’ve added proof of funds and solicitor details.

Not true. I wasn't registered with an EA for either property I've purchased. My search are was too wide to register with all of the local agents, so Rightmove was a much easier way of managing the search...
