I've instructed one of the 3 I got quotes from.
If I went for the goalpost design, using your experience, have you a ballpark figure on likely cost? I've searched everywhere and every single thread just says 'expensive'. Are we talking £5k? £10k? My house is build on clay soil so I'd expect to have to dig fairly deep down for the additional foundations.0 -
Honestly, I couldn't give you a ballpark. Too many variables. Clay soil isn't necessarily bad for foundations - all of London is on really hard clay. Thing is though, there is currently a wall there, so that wall will have foundations. There's a very good chance you can take the steels from that existing found. You are decreasing, but concentrating the net total vertical load, but you are also changing the way the horizontal (wind) load is carried. It's not something I'd speculate on. It depends on the age, construction type, condition of the existing house and extension. But your SE should be able to chat through options.0

We don't have any photos to go on, or a plan better than your kitchen. How big is this roof lantern? Does it need steels itself?You're in a position at least where compromise is possible. Changing the roof to a flat one is an indulgence. I've got very little against indulgences, by the way. 😋 🥂Everything that is supposed to be in heaven is already here on earth.

Roof lantern is 2000 x 1000, and the flat roof is all timber frame. The only steel is the goalpost frame for the load bearing wall and a 2800 steel beam above the bifold opening.
I’ve asked the builder for greater clarity on the quote.1 -
Labour is more expensive than materials. That's a plain fact in my business. 😬. Especially if it doesn't feature the pretty stuff like the kitchen and bifolds.£3,800 plus VAT for a plumber? Thanks Doozer. I’m really struggling to see what materials are adding up to £8.6k. There’s no extension, just a new timber roof, steel, bricks for side door / parapet etc. The roof lantern itself is quoted as £3.2k so that’s not included in the materials.0
