Do I need planning permission?

    If you are going to the expense of recladding the upper half, it would be well worth considering fitting external wall insulation at the same time. Scaffolding and cladding would be a substantial cost, adding in insulation wouldn't increase the overall price by a huge amount. If detailing around downpipes & window reveals can be done neatly, it would improve kerb appeal and add to the value of the property.
    As for your choice of cladding - Really not my cup of tea. A clean, smooth render in a neutral colour (not grey) would be preferable.

    The tiles are hung onto cavity walls which have been filled rather than 4.5 inch brickwork. We have thought about extra insulation on the outside but decided against it.
    Appreciate our choice may not be yours for the cladding, but you should see what we've got at the moment....... green hexaganol concrete tiles from above the ground floor windows to the apex...... hard to believe anybody ever thought it was beautiful.  I've seen split tiles used externally elsewhere and they look stunning. We plan on rendering the lower brickwork.

    Got housing in this area partially clad in similar tiles - Whilst it may have been fashionable in the 60s, I'd agree that they look !!!!!! today. I dare say, in 50/60 years time, people will find smooth render to be equally distasteful. But we decorate to suit our own individual taste of the time - If you like the rustic stone look, go for it.
