9. The completed DQ should be returned by email to the CCBC to the same address and in the same way as your Defence was filed earlier. AND attach the Southampton Approved Judgment (6 pages as linked in the first post above) to your DQ email as well, in case the CCBC hasn't appended it with your defence.

Hi all,
My hearing date is set for 3rd week in February. I have received what i believe is the routine templated letter from Excel Parking looking to extract a settlement with the usual passive aggressive language within.
My question is, do you recommend, or have you seen success whereby the defendant writes to them offering a Drop hands offer?
I have the added advantage of being able to cc my commercial landlord into this emailed offer, who would be supportive of them dropping the claim.

Their usual MO is to discontinue at the last minute. By offering "drop hands" you are showing that you are prepared to avoid court and not waste court time. After all you have not instigated this claim.

Excel/VCS tend to make these offers when the claim is weak. They don't make them in every case. That said going to court is still a lottery but it is also a lottery for them especially if the judge has allocated two hours for the case as they will have to pay a rep for two hours even if the case only lasts 10 mins.

Our household does have a defendant in another claim, for which the letter about the hearing date was dated and received within the 28 days. The court were telephoned and they advised sending an email in to state that the minimum 28 days for WS could not be complied with, which has been done. Witness Statement for this one is being created and submitted this weekend based on the newbies thread and template that states "At witness statement stage (usually NOT LATER THAN 14 DAYS BEFORE YOUR HEARING!) don't forget to file the evidence you will rely upon, which should include"1 -
