@youth_leader I see absolutely no problem with you offering full asking. It shows you are in the game! All this bluster about offering under is simply not viable in some areas that are super popular and that's what you have to weigh up. Different Estate Agents have different pricing strategies i.e. some will advertise a low price in order to entice people in whilst some price high to then get offers under but to achieve the price they want. Vendors will take into account all sorts of things and if they have multiple offers it may not necessarily be the highest offer they take i.e. someone offers less but they are a cash buyer etc.
Would you be happy to move out of rental earlier if need be? Are you a cash buyer?

I think the vendor does know I was a cash buyer, but I remember someone on here saying that a cash buyer would make them feel too pressurised to find somewhere, and they'd prefer to be in a chain. I could increase my offer but had hoped to help my kids out a little bit too. I'll see what happens on Monday, but wonder if this is a 'sign' that I should bite the bullet and move down to Devon.£216 saved 24 October 20140

I believe in fate and destiny, if it's meant to be it will fall into place. I missed out on a place that was I thought, almost perfect, but I offered what I thought was fair and they held out for more and eventually (several months later) got it. I happened to drive past the place the other day and and thought to myself, ewww is that it? It seemed very hemmed in and lots of cars on both sides of the street making it a paid to drive along. Certainly stopped me thinking I'd missed the perfect place!Yes you can make some things happen (if you went back and offered another £20K they would probably take it) but I honestly think I'm doing the wrong thing if I ever have to 'force' things.Obviously you need to choose where you want to live, where is this place compared to Devon? What are the reasons for one location over the other?Don't feel pressured by the seller or their agents, you're in control here.1

I'd agree re: booking other viewings with the EA who is marketing the property. They want their money asap with the minimum of work so the seller hanging on in hope for a few £k more isn't likely to appeal to them. Booking more viewings might inspire them to advise the vendor to seriously think about accepting your offer. You are a chain-free cash buyer with no worries about a lender down valuing the property, technically you are a seller's (and EA's) dream.

Personally I'd offer a bit under asking price.
If the seller wants to insist on the asking price, they will just you that ! Makes them feel like they've had a bit of a negotiation and got the best price achievable !1 -

As a retired person, I prefer Devon's.I'd choose North Devon for value and South Devon for slightly better weather, but I'd stay out of Plymouth and Torbay.Yes, I've said this before.1
