Solicitor failed to register my property at Land Registery

Hello everybody, I looked up my property (which I bought 2 years ago) on zoopla just to see what it’s worth estimated now, and I couldn’t see it was actually sold in 2018. I tried all the other website and land registery website and it only registered once back in 1996... I checked my documents and I definitely paid my solicitor £95 for the land registery fee but it turned out that they haven’t actually done it properly I assume? What would you do? Is there a legal problem against me because my purchased flat is not actually registered? Any advice, similar experience will be highly appreciated! Thank you in advance!!

I would enquire about this with the conveyancing solicitor you used as a first port of call and see where you get from there.

It's more likely you've looked it up wrongly than it hasn't been registered. Are you sure example you were looking for the (leasehold) title for your flat rather than the (freehold) title for the building? Can you describe to us exactly how you searched for it?

Ignore the commercial sites and go to the Land Registry here.Pay th £3 to download the leasehold title and see what the name of the registered owner is.As advised, make sure you are looking at the leasehold not freehold (unless you bought both?), and use the correct address.If there is any confusionover the address,do a 'map enquiry' to identify all the surounding titles.Then if indeed you are not registered as the owner, write to your conveyancer.2

How long should one wait after completion of a property to do this? The OP says 2 years, i'm assuming there is a cross over period but doubt it would be this long?Officially a homeowner 🥳🥳

My purchase in July 2019 doesn't show on some sites (including Zoopla) but does show on others, so the data collection isn't perfect.Your solicitor should have sent you a copy of the Land Registry confirmation, either by email or in your paperwork.1
