    Giving them a week to get out, you are lucky they didn't change the locks and install cameras to catch whatever your mates decided to do the next time they popped round for a chat. Maybe get a minibus full of their mates to visit you too (as they were passing on their way to play baseball).
    That is very true and a very fair point, that’s the risk when you take things into your own hands.

    It’s going to end nasty for one side, luckily it wasn’t my side on this occasion, do I regret what I did though, definitely not. No chance was I going to go 10+ months without any rent, and had the facilities to sort it out. Remember I did offer a peaceful way out first, with massive costs to myself.

    Maybe next time I won’t be as lucky and get my head weighed by a group lads on there way to play baseball, or maybe them lads won’t be able to play baseball ever again.

    But you are missing the key point though, the police nor the justice system do not care, And if they did care, it is extremely unlikely that anything would even happen.

    If you don’t pay your rent, have a idiot as a landlord and they do something absolutely stupid like me. You best have the number of that minibus of lads in your phone, because the police won’t help you nor will trying to sue for 5-6 figures.

    Sorry, Bex. I know you have your heart set on the house and it’s rubbish you were misinformed re the tenant being ready to leave by the ex/their solicitor. Hope you can come to an agreement that suits both you and the tenant.

    Just because I do not agree with you doesn't make it untrue. Yes I have been a bit naughty in the past and have asked for advice on here, I am no angel, however I do know how the justice and legal system works. You are right the police do not have to attend to investigate, but what on earth thinks that they will investigate something like that, they will give you a reference number and thats the end of it.

    If you get a officer that actually cares, worst they will do will be to interview, I would simply say you got aggressive, I defended myself, or if I partially do not like the officer I would just "no comment", and thats that. CPS won't push it through as lack of evidence, and even by some miracle they proceed, and agreed to be heard, the trial won't be set for at least 3 years, thats plenty of time for witnesses to forget etc.

    And even then after all that, by some fluke you win, ill get a bit of community service and pay a few grand in comp and surcharges. Work it out, rent is £1200 * 10 months unpaid (prob even longer now in this climate) vs the minimal risk of getting caught, I will still be less out-of-pocket. In this country crime pays, it's a very sad fact.

    Good luck though OP hopefully the tenant will be able to find somewhere, and move out sharpish.

    Funnily enough what tells me they'll investigate (and the council actually have dedicated teams for this too) is the long list of cases....

    You also conveniently ignore the civil aspect, which is by far the bigger financial penalty that goes straight to the tenant.... 3 years - lol ye ok then...

    The compensation is set at £3-500 per day of illegal eviction. per day, let that sink in. So your 'few' grand is pretty much nonsense. 

    But as i said you're either a fantasist or a criminal - or more likely both. And seem proud of that rather sad fact.

    Thank you, we are truly devastated :'( My chest hurts, I am that stressed. We are going to take a letter to the tenant and drop it through their letterbox, we are fed up with having to go through solicitors and just want to share our reason behind it. We want to come to a resolution with the tenant and have offered £2k to them, that is equivalent to 3 months rent plus £290. The tenant said it was due to personal reasons but we thought we'd try one last attempt. If not, we will pull out and go for a property in Wales (we live in Wales and the other property is in England - we live on the border), we will then have until December 31st 2021 to complete for HTB. It will be heartbreaking as the house we have our heart set on is in a lovely location, spread out nicely and the one in Wales will be squished in and everyone on top of each other.

    UPDATE: We offered a further sum and the tenant has accepted. We are getting an agreement drawn up by our solicitors. Hopefully we will resolve this all by the end of Dec/Jan
