Put it this way, if I was your tenant, i'd have laughed at you and your mates. laughed all the way to the bank when my civil claim forces your property to be sold to compensate me.
And frankly if you cant afford to go without rent for a few months, then you cant afford to defend the claim.

I'm sorry Comm but you have rose tinted glasses for our the legal system. Not a chance you would have won, what video would there be, if you filmed it on a phone id just take the phone off you, all they would have is your word against mine, all I'd say is I made you an offer, you got aggressive, I defended myself and thats that, police wouldnt give it the time of day, you would have a snotty nose and dusty back and ill have my property again.But I do agree, maybe I shouldnt have suggested other methods especially in this case, the tenent has done nothing wrong, and my advice of big sums of money to get the tenent to leave is the best action.But you need to get out on the streets more Comms, the legal system is f****d, there has litrially been no better time to be a criminal, thinking the police or legal system will protect you is very niave.2

You're tenants were shy and scared people.
I wouldnt rely on the police to protect me, i'd use the justice system to screw you over though...2 -
