    Oh I’m well aware of that part. The money I’m referring to is for the most expensive kitchen extra they offer, surely not every customer goes for that and if they do you would try your best to keep that customer?

    Yes, she reassures us that nothing will happen and that going over the deadline will be fine.

    Thats all well and good but I don’t have that written down as a guarantee do I? A sales advisors words mean nothing, she’s just trying to get the sale.

    New houses have been sold this way for decades. No developer is going to decline a confirmed sale. Though they will weed out timewasters very quickly. Time costs money to them.

    Hello Tornado88, hope you don't mind me asking but how have things gone since your last post on this 28 day Thing?  We are also going through the process of buying a Barratt home and noted the 28 day requirement for exchange but it more or less came and went without comment from them. However, their tone and approach has suddenly changed in the last few days having signed the contracts which are now with our Solicitor.  They wanted us to chase them up immediately to ensure exchange was done on the same day.  This didn't happen and now they are saying they want to ramp things up by us telling our solicitor, they will "Pull the sale" if it's delayed much longer.  I am extremely angered by this and expressed this in a brief email response.  They tell me not to worry it's just a 'Tool' they use.  Well it's the last thing we wanted to hear after stressing over whether or not our buyers were having cold feet as we hadn't heard anything for a bit. No doubt it's all about getting the money in, gaining commissions etc but it leaves an extremely bad taste in the mouth and you start wondering if we are doing the right thing? 
    They have now also referred to going over the 28 day thing by a number of weeks but really, who gets these things through that quickly in reality especially with the pressures that Solicitors and alike must be under prior to the End of March re Stamp Duty holiday etc?  Even their own bed fellows, David Wilson Homes, on their website, state exchange takes between 8 to 12 weeks on average!  Incidentally the house we are purchasing will not be complete till July.  Needless to say we are not a happy bunnies at this moment.  Hope you've had a smoother less frustrating time since your earlier concerns?

    PS We decided against the upgrades for the most part as there was no flexibility on what you needed/wanted Appliance wise for the kitchen and the other extras seem well over what you might buy in yourself through outside contractors/suppliers.
