First time buyer confused on process

For what it's worth, I would also not be sending any documents until I had an offer agreed in pricipal. Yes I would pass my brokers details over or maybe give an AIP but that's about it. These are strange times tho.0

OPP make sure that if your offer is accepted the property is taken off the market, no more viewings etc.0

EA has got back to me
stated the offer has been rejected with no counter
EA said vendor is emotional and doesn’t want more viewings but the house is empty and. I chain. EA then said they have booked 7 more viewings though.
EA noted £3k may do it as it’s marketed as OIEO
Requested a counter by today. But after speaking with family have slightly increased offer to force EA to speak to vendor. Revised offer subject to survey that viewings are cancelled and it’s taken off market plus that they must come back to me todayThe attitude of the EA was terrible when I called them out saying what is the issue and left to discuss I offered the min, no chain plus vendor wants no other viewings the EA got highly defensive.
It is a popular area and they don’t stay long.

Simply state what your offer is. And make it clear that you wish to move as soon as possible so will continue looking at other properties if your offer is not accepted.
I don't think there is any point saying something like "the vendors must come back to us today". That's just a meaningless artificial deadline and people will see straight through it.
Remember that many vendors are indecisive. House sales are a big deal so people will take their time, and sometimes they will have second thoughts. People will always be re-thinking about whether they should hold out for more money, whether they should move forward ASAP, or sometimes even whether selling the property is the right thing to do. Especially if you have multiple owners who all need to agree.
Sometimes you just need to wait - but keep looking in the meantime!0 -

don’t appear desperate
dont give them precise financial information
dont react to rejected offers by upping five minutes later0 -
The seller has removed the property from the market and it is no longer for sale0

I'm sorry to hear that, Paul. I don't have a lot of experience of buying and selling but I do know how stressful it is and how hard it can be to work out what's actually going on. You may never find out with this one.0
