Question is this a positive sign and what is the usual turn around to here if offer is accepted and property off the market?

A step in the right direction. How much have you offered beneath the asking price?  Vendor may well respond with a counter offer. Likewise other interested parties may view and make their own offers.
Asking price is what I offer.
How long had it been on the market?
    2 days

Thanks. If you'd have said 3 months I'd have said asking price offer was daft, but can't say too much about after 3 days.

    Good luck.

I’m afraid you’re not playing this game particularly well.

  • Pretty much the whole things a big game from start to finish, of everyone playing each other off and putting things off for days. Welcome to Jumanji! Good luck 🤩

Agree. Also, they'll be looking for (or close to) asking price, but to offer it straight away will get them thinking they priced it too low. I'd have at least knocked a few grand off, even if I'd ended up agreeing to asking price.

Try not to look too keen

The other thing to do albeit risky is call their bluff. Either say that if you don't hear back on the status of your offer in 24 hours then you'll start looking at other properties (even book a viewing on a property the EA is marketing to show you're serious), frankly they'd be stupid to miss out on an asking offer.

Next time the estate agent rings say you can't talk now as you are at/on your way to view another house!
Then when they ring back say as your offer hadn't been officially accepted you are looking at other places and have already found one you like.
Then say your offer still stands but not a penny more.
Two can play games and you need to get back in control.

The OP should still be viewing other properties, there's no reason to stop just because there's an unaccepted offer on the table.

If some viewer tried to force me into rushing a decision on what may be several hundred thousand pounds, I'd tell them to crack on then! Often, the seller won't even have started viewing properties yet so may have a few lined up to establish if what they thought they could get is actually possible. Better that than them waste your time! Or maybe they feel obliged to let everyone view who'd booked viewings, perhaps they think there'll be loads of interest and a higher offer. Whatever the reason, it's their perogative (although I appreciate it's frustrating for you).

I don't think offering asking is not playing the game. We walked into this house and I offered aking price the same day. Made it clear we were proceedable. That was our offer, we thought it was a fair price compared to what we were looking at and the sellers clearly did too.
