Disclose that (attached) house next door is privately rented when selling?

    No idea why people renting would be an issue, seems like some people look down on people who rent?!

     Where I live, its claimed the vast majority of issues come from private renters (I've never experienced it). What is an issue are HMO's. We have many 4 and 5 bed houses being bought up and turned into an HMO, the tenants are fine, its the parking that causes mayhem.  When I was looking to buy, I avoided large houses in modest priced areas for that reason.

    One EA showed us around a property that was in a street full of BTL, he kept his mouth shut when asked how many renters there were. The question was asked because nothing had sold in the street for years, yet the EA kept going on about new people moving into the road.

    @wjr4 @Morbier All I was saying that *some* people *may* be disconcerted about different people coming more often than would usually (if the adjoining property to them was rented, rather than owned).  We ourselves have lived next door in this very scenario for the last six years (five different sets of neighbours) and it *does* make you wonder who's coming next.  I fully realise that you could have the same problem with people who own the house as opposed to renting; I was just factoring in that some people may be unnerved by not knowing who's coming next, hence my post.  My own Mother rented council properties all her life until her death in 2013 and I take people as I find them, whether they're tenants or homeowners.

    One benefit of having renters next door is that, if they are noisy or unfriendly or whatever, the chances are that they won't stay for too long whereas home owners are likely to be there for years - always helpful to be able to put a spin on things if potential buyers do raise the issue.

    @Grumpy_chap The last thing I am is snobby.  If you please read between my lines, I was just asking whether we're legally obliged to divulge this fact as I simply didn't know, as *some* people *may* be put off by not knowing who's coming to live next door to them in the attached property and how frequently.  I had never sold a property before trying to do so last/this year and I was very worried that someone could legally 'chase us' in the future if they claimed that because of our lack of divulging this, they wouldn't have bought the property.  It was an innocent question and seeing as my Mother rented council properties all her life, I have NO issue with tenants.  I wish people wouldn't take things at face value and that I'm being snobby.  Thank you.
  • You are obliged to declare any disputes, but that's it. Regardless of whether they are renters or owner occupiers.
  • @Falafels Thank you; there are no disputes with Landlord or tenants and there never have been to date (thankfully).  That's the last thing we need!  Thanks for your reply.  :)

    I think it's the assumption that people who rent could have a detrimental effect on your house-selling process which made me post. You say that the high turnover of residents next door could also happen if they'd all been owners and yet you didn't think it necessary to ask that question. You made it specific to renters. 

    The majority of we 'renters' are responsible citizens and no different from you 'owners'. There wouldn't be so many private LLs otherwise.
