Underfloor heating - experiences please

Hi - thinking of buying this

but have no experience of u/f heating. Expensive? long time to feel the effect? Things to go wrong? Would this be gas/wet, or electric (is there such a thing?). Surely a problem as you have to heat the tiles first, the ground underneath..., then the air above! I am single and wouldnt use two bedrooms. Can it be turned off in desired rooms?? Any help please

    Don't touch it with a bargepole !
    • Bungalows are expensive to purchase, so forget the idea unless the absence of stairs is important.
    • Bungalows are expensive to heat because there's no upstairs area to soak up the heat from downstairs, you'll be heating the sky.
    • Underfloor heating will be slow to respond, so avoid it unless you're always at home.
    No mention of All Mains Services, so that implies there's no gas, which should be a red line for anyone because heating with day rate electricity will bankrupt you.

    The gas hob in the kitchen suggest it has gas.

    No issues whatsoever with UFH if it is gas powered, no more expensive to run than a rad system.  You just need to use it differently as the floor acts as a heat sink so it needs heating up and then 'topped up'. Each room should have a programmable stat so they can be heated to different temps at different times. 

    However having the same tiles everywhere would drive me mad.  We live in the UK, not southern Spain.

    Never believe an EAs description (I never had since buying a house which stated "off street parking only" yet the photos showed two cars on the drive).

    It also states.  *** DRAFT DETAILS - AWAITING VENDOR APPROVAL ***

    The kitchen photos show a gas hob.

    does 'look' like a gas hob ! No mention of a boiler anywhere. Yeah those tiles look a pain. Can't put any carpets/rugs on top of UFH ??

    I'd view it and ask to see the boiler. Could be in the loft? If it's wet UFH (perfectly ok if you use it right) the manifold should be clearly obvious.  Ask about hot water? If water or heating are electric, walk away.

    We have UF heating in some of our rooms.  It is great and no issues at all.  However, it is a learning process.   Wet UFH is very low maintenance.   There are a number of ways to control UFH and controlling the zones is easily done.
    Can't put any carpets/rugs on top of UFH ??

    Why would you want to?    Any rug or carpet on top would reduce the heat.  Some types of UFH should not have any whilst others can have a small amount of coverage.
