Where do tenants stand now ?

I was given 3 months notice to quit by my private landlord on 1st August 2020 , rent is always paid on time but he wants to sell the house so wants us gone, his solicitor  issued a Sect 8 and a sect 21, the section 8 claimed we would not allow access , the truth is we insisted on house viewers wearing gloves and masks but the estate agent refused so we stopped viewings as mywife and I are both classed as vulnerable .  so my question is the eviction ban likely to be extended as we cant find another property, if not how long do people estimate it will take to get sect 21`s through court ? TIA

    The government has made it clear they don’t plan to extend the ban but who knows whether that will last.

    3 months was the time frame allowed for on 1 August 2020. See https://www.gov.uk/private-renting-evictions  The period can be shorter for section 8 cases.     There just isnt any ,pre covid there was always something but not now,  I guess its down to the fact no one can be evicted so no new rentals are becoming available, the rental market appears to have frozen.
  • Well you aren't going to get evicted this side of xmas that's for sure, and given the backlog that's going to be in the courts god only knows. Sometime the middle of next year probably.

    I can't see them having a hope in hell with the section 8.

    • All land is owned. If you are not on yours, you are on someone else's
    • When on someone else's be it a road, a pavement, a right of way or a property there are rules. Don't assume there are none.
    • "Free parking" doesn't mean free of rules. Check the rules and if you don't like them, go elsewhere

    There may be a s8 solution to your issue. If the potential new owner is a landlord, then having a good tenant in situ is far more valuable than trying to evict and find other untested tenants. Have you asked the Estate Agent what kind of buyer the current landlord is seeking?

    s21 suggests you are behind with the rent. By how much? Having an s21 against you can affect your ability to rent in some cases. Have you explored getting help with arrears?
    Do you know what an s21 is?
    did you read where the OP says ‘rent is always paid on time’?

    Non of that criteria applies to us so I guess we will be low priority for a court hearing which is obviously good as it will buy us more time to find somewhere else.
