Train noise isn't an issue for a lot of people as you get used to it, but you'd need to see for yourself.
I can't remember if this bit of Croydon is permit parking, but if you have a car it just seems you'd have to park it quite far away and even then you are not guaranteed a space.
It is cheap for what it is, IMO and you get a lot of space. But that's only because I think it doesn't work for a lot of people. Not to say it won't work for you.
In other news, there is currently a house for sale ON the station platform in Penge at over 500k! Might be worth it for the wow factor, I suppose.1
