Is this house well priced?

We're house hunting in south east London. A nice house has come up, but it's priced at at least £45k more than other 3 bed properties on the same road (the two next cheapest haven't sold since Feb/March so there's a chance they are overpriced). Other 3 bed end of terraces on that road are priced at below £400k.
Potential reasons for its pricing might be that it's detached rather than end of terrace, and has an upstairs bathroom - but in your experiences, does this explain the full premium, or is it perhaps overpriced?

    Detached and an upstairs bathroom will make a substantial difference to price.

    Can't help as to local prices and ceiling price for the road.

    Thanks, makes sense. Another house on the road is a "semi-detached" (end of terrace!) and has an upstairs bathroom - but it's £450k and has sat on the market since March, even with a £25k reduction. Puzzled!

    Detatched and end terrace are two VERY different things. I am surprised there's only a 10% uplift to be honest.

  • The street view doesn't match up, and I'm sure the front photo was taken in such a way that crops out the street. Unless the address is wrong?

    Selsdon Road leads into Croydon, can be busy, also is rather thin for its size. Doesn't show any off road parking but I'm sure looking at the location you won't be able to park at the front. I think that is why houses may be cheaper there, not quite a residential street.

    Fancy house is definitely on Selsdon though, just set up some stairs (and with a majestic wildflower front garden). 
    Thanks all for replies - we're trying to decide whether going to view is too much of a long shot as it's definitely outside our price range! Maybe if it's on the market for another month...

    The house virtually backs on to the Brighton Main Line as well, trains run 24 hours on that. I think that might be reflected in the price.

    In the 12th Image you can see the rail bridge.
  • If you look at the map, it seems that the line runs about 20m from the back of it. There are trains going through there every few minutes at peak times, with South Croydon station close by there will be braking/accelerating noises. Thameslink runs all night.

    Train noise isn't an issue for a lot of people as you get used to it, but you'd need to see for yourself.

    I can't remember if this bit of Croydon is permit parking, but if you have a car it just seems you'd have to park it quite far away and even then you are not guaranteed a space. 

    It is cheap for what it is, IMO and you get a lot of space. But that's only because I think it doesn't work for a lot of people. Not to say it won't work for you.
