    People like that really P me off. You are holding all the cards here and they sound like they have milked you for every penny. Taking the bloody curtain poles. They will be desperate for this new house so just ring the agent and tell them valuation has come in at £246,000 so that’s your revised offer. Take it or leave it. Yes they can put it back on the market but will definitely lose their new dream home. I can almost guarantee they will take it, they have no choice although the agent will try and talk you round. Don’t get into discussion just keep repeating that’s all it is worth and I’m not paying a penny more.
    And for this saying 4K is !!!!!! all, just think what 4K would buy you. A fantastic holiday, new three piece, even a half decent car etc etc....
  • Drop 4K and also tell them you don't want the appliances. Use some of the 4,300 saving to buy new ones.
  • Oh and a light fitting for the kitchen and some curtain poles!! What a petty vendor!

    Did you learn this from the TA10 or is it direct from the vendors? The TA10 can be a combination of confusing and tiresome to complete, so I would double check with the vendors if the form is your source of information.
    Despite what others say, I think some sellers (and buyers) need putting in their place. Until you sign contracts, it's not a done deal and they have more to lose than you. It's not as if you have to be mates and invite them round for dinner after you've moved in. People here are suggesting you suck up the extra cost as it's not important, but I think you should go back to the vendors and let them know their attitude is causing you to think twice and unless they include the appliances, poles etc then you'll start looking at other properties tomorrow.
    I'm currently selling a house for £250k and there are several k worth of appliances, nearly new furniture, curtains, poles, blinds, light fittings, wall mounted TVs etc. I wouldn't think twice about leaving them to keep my purchaser happy in the current market.

    Thanks, its detailed on the TA10, but they have singled out one room and 'kindly included the curtain pole in there, so don't think its confusion. Thanks for the advice. Their attitude certainly has made this more of an issue than it would have been if things had gone smoothly so far.

    The seller has nothing to lose other than this particular buyer. No EA fees if the seller withdraws their offer. Nothing paid for so far. The buyer has already paid for their valuation so they have more to lose.
  • Thanks everyone for your comments.  Turns out the valuation was desktop and the evaluator hasn't seen the new kitchen,  bathroom etc. So likeliness is, the property is worth what we've agreed to pay.

    We're still peeved about the appliances not being included though.  But I'm sure in time we'll forget all about that.  Or we may try once more at asking them to consider including them in the price.

    Alternatively, tell them you don't want them and that you expect them to remove and dispose of them as a condition of sale ;)
    Yes, I know, not entirely practical but soooo tempting!  Your pragmatic approach to just forget about it is almost certainly the right one under the circumstances.

    Ensure they know that when they remove the curtain poles, the holes need filling and decorating, they can’t just leave holes in walls when ripping stuff out. I would raise this immediately with the estate agent, might make them think twice.
