Catnic lintels solve these problems. Also you don't need the chippies to knock you up an arch centre.
Nowadays many firms have gone one step further and get the arches ready made and bonded to a lintel. Even gauged arches can be bought. https://www.lambsbricks.com/brick-arches
I'm a bit of a purist with brickwork and don't really like all the skill being taken out of the trade, but there is an argument that having the bricks for a gauged arch ready cut, or even stuck onto a lintel for you has brought back into play the use of this type of brickwork for some newbuilds by the designers.0 -
Yes, delay exchange and engage a structural engineer/surveyor pronto. It will cost a few hundred though.0

I would also advise anyone buying a victorian/older property to get a full building survey in the first instance.0
