I passed the credit check of the mortgage, it was just that they didn't think i could repay because of low income but of course i can afford it. Would a guarantor be of aby help? Or even a joint mortgage?

I am 38 and income is 659 per month. I get other things for income too.0

OK, yes can see you would struggle to get say a 50k mortgage on £8k a year as over 6x salary. If you have a good guarantor that may work, although it may need more than £50k. Have you got anywhere with the freeholder and what they want to stop it going to auction?0

No i havent approached them yet. i am waiting for my lease advisory appointment tomorrow before contacting them. What would i offer them? Would i be honest with a sob story? Would they even care that my daughter and i will be evicted in 12 years?0

Another thing which might be worthy of a mention. Before mother passed... She and her partner of 20 years renovated her partners house, he was living with us until she passed away.... Her name was on thw house so i believe that her half would have passed to me? So that could mean that i have another 50k in equity tied up in another property0

No i think she had it done right which was tenants in common.0
