Two things instantly put me off
the rabbit ( as I think it might smell ) and the fish tanks
the boxes of hay and all the other clutter make it feel smallAlso is there NO service charge? Thats a bonus if none and should be made a bit clearer1 -

Only £150 ground rent per annum, the only common area is the footpath which we would fix with downstairs if it were a problem but I too feel like it’s a bonus as I know many other flats have very high service charges. We’ve since gotten rid of a lot of stuff from the spare room so it is clearer now but we could probably do more! Thanks for your input!0 -
A lot of people accumulate stuff, but won't necessarily be good at working out if they have more or less than you do - so getting as much of it out of sight for viewings as possible is probably wise to give the idea that of course there is good storage and enough space. (I would have a dreadful time doing that myself!)I get irritated by ads that look like they are trying to hide the address - most say at least Vale Drive.But a banker, engaged at enormous expense,Had the whole of their cash in his care.

Thanks for your comments, I agree that we should consider how to get more of our stuff out of sight. The things that i see wrong -
- Leasehold - How long is left on the lease?
- Main Bedroom - People only push the bed into the corner of the room, as the room is too small. Move the bed against the wall for the photo. Bedside table each side with a lamp on it, drawers unit the windows etc.
- Lounge - That fish tank is huge. Can you not move it for the photos. Maybe move it out of the room, take a photo and put it back in? Why are car parts in the lounge? Can you not put rabbit elsewhere for the picture / maybe in the garden?
- Bathroom - Just too much clutter.
- Rear Garden - Why not a google earth picture with the outline of the garden, including sizes? Can the swing not be moved into the front, or elsewhere? Is the shed staying or being removed upon sale?
- Other Bedroom - Is that a bedroom? If so, why doesn't it have a bed in it for the picture
Overall, very cluttered. Not eye appealing, when they spot its a Leasehold its a dead-duck. You problem need to mention how long is on the lease, and expect someone to swoop in and fit a new bathroom / modern kitchen.

Thank you for being really honest. We’ve got 94/95 years on the lease, I’m not particularly happy with the master bedroom photo as it does make the room look small, we have storage on the other side of the room. The tank is so heavy, hence the breeze blocks underneath because it would just collapse any ordinary furniture so not an option to move unless we get rid completely.We could move him to another room temporarily for photos, but he would still be here during viewings so not sure if it’s the right thing to do?
Shed will be staying post sale, and we do also have another shed and large greenhouse at the back of the garden that’s hidden by the Apple tree.
we will speak to the agent about maybe taking new photos as we have redone bits and pieces in the bathroom and kitchen since having pictures taken (new kitchen sink, new bath taps, covered bathroom tiles etc)0 -

Like most, we’ve jumped on the bandwagon to try and move whilst we can get free stamp duty.

Being picky but the photos could do with being in order, theres 1 ourside then 3 in door, 1 outside then back in doors and final photo is outside.
Bathroom seems a little cluttered.
Photo 8 are you able to move the swinging bench (or whatever its called ) and have a photo taken so you can get more of the garden in shot.
More experienced posters will post advice, may even disagree with me.

2nd photo should always be the lounge, not a bedroom.
Bed against wall, untidy bedside table, unmade bed. It's not saying "desirable", more "student".
The rabbit assembly needs to be removed, at least for the photo, as does whatever an Autodoc is, and the clutter on top of the tank. Just tidy and declutter.
Bathroom tidy and declutter please.
Kitchen photo needs to be taken by a normal height person not a dwarf, then you won't see the underside of the wall cupboards. Cupboard doors need to close properly.
2nd bedroom is what it is, if you can't show it as a bedroom at least declutter and straighten everything.
Garden photos should be last and all together.A kind word lasts a minute, a skelped erse is sair for a day.1
