I'm lucky enough to never have been in a chain situation whenever I've bought & sold but have never had things get to completion in less than 12 weeks. I've always kept a period of 12-14 wks in mind to avoid any disapointment, so would probably add maybe another couple of weeks to that in my mind due to delays caused by the covid situation.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -

I'm in the same boat, FTB and vendor moving in with family. The process started first day of Aug for us, we're now just waiting on solicitor searches/draft contracts which were instructed last Monday. Not sure how long it will take, mortgage offer is all sorted, hopefully we'll be in by mid/end of Oct.0

There is no way of knowing at all. We had an offer accepted on an empty property on June 23rd and its a cash sale so no chain. We are still nowhere near exchange although survey etc done. We just have lazy seller who keeps putting off emptying the house we are buying by making all kinds of excuses.0

We had offers accepted on March 16th, exactly 1 week before lock down started. We had FTB buying ours, and we were buying a vacant property. We completed on the 12th August.0

For us, offer accepted 2 July, exchange on 11 September (could have been about 3 weeks early if vendor was more responsive. Complete in 3 weeks from exchange.Pensions actuary, Runner, Dog parent, Homeowner2

10 weeks so far for us, cash purchase, no chain, no survey, no completion date in sight!
