Look for somewhere else, you may find somewhere nicer and less complicated. Or she will sort herself out and sell to you before you find something else. Can't hurt to look about.1

I'd give her 1 week to get things moving and then withdraw my offer. If she genuinely needs to sell she'll get things moving. If not, you'll know in a week.0

Could be a separation, stalling a forced sale.
if you want to carry on you need to find if there are other interested parties that can leverage the situation
even then I don't think it will be quick, probably best to give up.

You have said searches have expired. Why would you want to spend the money again. Also the state of the house doesn't look attractive. God knows what would have happened by now. Don't be stubborn. You are creating your own pit.0

You don’t need to redo searches, use the old ones and take search insurance out, so long as it is reasonable to think the information is unlikely to have changed. But yes, I agree with others. You are being mugged off. Set a deadline, a close one and let the EA know, then walk.0
