    Did it start out in life as a 2 bed?  There seems to be another one sold in the row as a 2 bed? 
    What you have now is a family house that is not suitable for a family because of the downstairs bathroom.  Your market is going to be people who want a 2 bed because for your price someone can get a 3 bed somewhere else with a bathroom upstairs.
    The pricing needs to be nearer to a 2 bed house than a 3 bed one because if the bathroom was in the normal place on the 1st floor the house would only be a 2 bed. Find out what 2 bed houses sell for and make your price closer to them.

  • Hi. I am afraid to say, the poor decor makes your property look more like a grubby student let rather than a family home. It may be worth investing in a lick of paint, some nice furniture, and a gardener, then getting new pictures taken.

    It's probably price. Sure, you may have some people who specifically want to stay in that specific location, but I bet a lot of people aren't going to care too much as long as they are close to the train station.

    Some of the very concrete downsides to the place you can do nothing about, the downstairs bathroom is about the worst location it could be. No allocated parking, and also near commercial premises. On the good side, there is a lot of space.

    But at the £450k level you are up against stuff like this, which seems to be considerably better in every way, closer to station, extra bedrooms, garage and parking, upstairs bathroom etc. 

    At the lower end there are houses for almost £100k less offering upstairs bathroom and off-street parking and in a quieter cul-de-sac. This is probably a slightly longer walk to the train station - perhaps 4-5 minutes extra.
    I have to agree with this comment.  i also think the property is looking a little tired.  That may be the pictures tbf, but it seems to lack a wow factor.  Is it worth spending any money tarting it up?  i don't know, probably not. Obviously the bathroom is an issue but guessing that will be the same for most local buildings

    I believe this poster recently started a thread regarding giving her tenant notice because she wanted to sell the property to be nearer her work.  Her understanding of the process to serve notice/evict was, ahem, non-existent and she had threatened the tenant with a bad reference if he didn't go.  Her buy to let was high end with quality furniture,  not the usual type of tenanted property.  Don't think she took on board any of the advice given.  Suffice it to say, just ignore her remarks.

    If I were thinking of spending that kind of money on a house in that bit of Bexleyheath, I would not be looking at this one.  The downstairs bathroom makes it a no no straight away.  What with the nursery, the dentist, and the gym I’d be suspecting major parking problems before I even noticed the need for a resident’s permit.  There are much nicer houses for the same money just a few streets away - and better streets at that.

    It isn't grubby but it's not high end wow either which it needs to be to sell at the top of the price range.
