First time buyer, unsure whether to purchase one bed house

    I think it’s the size of the bedroom that’s getting to me. The rest is workable 

    the bedroom is 11.4ft by 8ft and has no built in wardrobes etc. 
    The more I look at the size of my bed and the space it would leave for a wardrobe, the more concerned I’m getting. 
    Sorry, I don't do feet - I'm only about 50, so a bit young to do Dibnah measurements.
    3.45m by 2.45m (assuming you mean 11'4" rather than 11 4/10', or a bit under 11'5")

    It's not huge, but the position of the door/window/radiator in the room would set how a double bed (1.5m wide) fits and make a big difference to the usability.

    It is what it is - and it's a small home. Again, a room of that size in a flat...?

    This is true, but we also have people with difficulty selling their 2,3, or 4 bed homes.  It is possible in hindsight to overpay for all sorts of properties. 
    I live in one of a number of homes which were pretty similar when they were built, but old enough they have been moved around inside.  Some some are 1 bed, some 2 bed and I think a few are 3 bed (though bedroom 3 is box room teeny).  Sale price seems much the same and doesn't depend on how many beds.

    People who judge you based on the size of your house are irrelevant. Many people would judge you as lucky for having a nice house. If you're happy with it its fine.

    I’m paying 89,000
    Any decent 2 beds in a NICE area around me are about 105 if they need a lot of Reno work to 115-120 if they need less work (still ex rental)

    I think it depends on the area. A one bed house where prices are relatively close to those for two beds will generally have only a small pool of buyers as its far more common to want as many bedrooms as you can afford rather than the fewest. That could mean it would take longer to sell at any given time compared to other types. If it suits your needs and you plan to stay a while its fine. If its a stepping stone possibly not. Anything that's unusual for the area can take longer, niches of any sort have smaller pools of buyers but their niche nature can make them wonderful homes to live in because of the difference/quirks etc. That's the trade off.
  • 1-bed properties can be very popular. They are necessary as starter homes for people who can't afford a bigger property but want to get onto the housing ladder.

    The property might be small but that will be reflected in the price you are paying.
