I have the nerves no matter what. You always get a little cold feet, I think it’s normal as it’s such a big purchase.Any house will sell if it’s on for the right price, and somebody is more likely to buy a one bedroom house than a one bedroom flat if it offers some outside space. Like you said, it wasn’t on for long and there were others interested when you offered.Our old house’s second bedroom was a similar size to your new bedroom, one ft wider than yours. There was space for a double bed, bedside tables, a chest of drawers and fitted wardrobe. It depends where the door and windows are obviously, but it’s definitely do-able.1

Thanks everyone!You’ve definitely helped put my mind at ease and make me feel I have made the best decision for my circumstances right now!I had considered the option for a loft conversation as I think there’s space and space for the stairs however that would be a long term plan / if at all.1

plot out the size of the room and the size of the bed (either on graph paper or in real life in a room). Hopefully that will give you an idea if your current furniture will work in the space available. But as suggested, you can always get a slightly smaller bed and adapt furniture (put internal shelving into a wardrobe so no need for chest of drawers for example). Or adapt the storage spaces for clothes..1

Me & my partner are in the process of buying a house, when we showed the photos of it to his family a couple of them commented it was too small. We could borrow more and go for something bigger but I like the fact we'll still be able to save and go on trips/holiday as well as paying the mortgage. I'm not in the stage of life where I want to be stuck at home all the time so makes sense to go for a adequate size house and cheaper mortgage. I don't want us to overstretch ourselves.
It seems to me like you're making a sensible choice.

Honestly how much time do spend in a bedroom? I currently have two sat with the doors shut that I don’t go into unless I have guests, on a pay by use basis it would be cheaper for me to put them up in a five star hotel Instead. It’s more the living space you need to consider3

From time to time people post here moaning that they cannot sell their one bed home, except at a huge loss which wipes out their deposit. If there’s a downturn in the market, buyers can go straight for a two bedded house instead, and the one bed market takes a big hit. As you said, the price difference is not that large.That becomes a really big problem for some people when they have a child, as they become desperate for more space.Since you have the budget for two beds, it may be prudent to keep looking.No reliance should be placed on the above! It sounds lovely tbh! Before I met my partner I had been thinking about buying a similar property. I suppose it may depend on the local market, but from a quick check around me, about 95% of 1 bed properties are flats. The 1 bed houses tend to be rather "quirky" options, some of them more expensive than properties with more rooms, and I doubt many people are hunting them down specifically.
