£1300 is about right - check what the online are actually quoting - missing charges comes to mind.......markharriers said:
The past three houses I purchased i used all local firms and that was also like pulling teeth! Currently I'm being quoted £1305 cheapest from local firms and see a few online around £800, but i would like feedback before I proceed with online.babyblade41 said:I've used the same solicitors for many years, we always sigh when confronted with the on line conveyance house companies .
Those type tend to have piles of cases and with my experience of buying from those who use them it's like pulling hens teeth.
Hang on, if you've instructed a local solicitor, why do you need online conveyancing? Isn't that what you are paying the solicitor's for?30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.0 -

Better find someone who is a pro

Just do not do this. Find recommendations for a local solicitor who does conveyancing. Do not use the big online types, because they will be hard work and useless If anything out of the ordinary occurs and you need advice or guidance. This is a big purchase it is worth doing it properly.

We’re currently using Premier Property Lawyers for a purchase as they were recommended by a friend - we’re in the early stages but so far, so good. Our allocated conveyancer has been very efficient and the eway online portal is simple to use.0

Paid the extra to go with office based solicitors who I could pick up the phone to when required and didn’t regret it.0

Recently completed a purchase with premier property lawyers. Wouldn't say it was excellent, but I would give 4 out of 5 stars, so pretty good. The reason they lose their 5th star is that there was an issue with funds just before exchange that caused me a weekend of stress which needn't have happened had they got everything sorted as it should have been. It was quickly resolved on the Monday, but still. I would probably use them again though in the future as the online portal is great for keeping track of everything, and they were always contactable on the phone for any questions.0

Never again would I use an online conveyancer. Communication is awful and I’m just not sure it’s worth the hassle. I’ll definitely be opting for a local solicitor next time around.0

I’m using Muve at the moment which is an online one. I’ve been impressed with them. It’s been the vendors solicitor who is a local one to me who’s been dragging their heels and who quoted me twice the price of Muve!1
