  • Thats fine by us, if they want to break their chain that sup to them. we are the ones in the power here, first time buyers and all, if they are not willing to pay they will lose the best buyers they can find. 

  • Then thats their problem...good luck to them. we have nothing to sell and in this climate that makes us the ones who can be picky. we paid up to price for the house so they cannot argue.

    What an arrogant attitude you have, tone it down or you'll get a reputation, not a nice one either !
    Estate Agents communicate between themselves you know, if you retain that attitude you'll find yourself with less and less co-operation from a lot of Agents, who, you'll discover, can help you a lot if you've the right personality.

    My 1930's house had no felt.
    Lived in it for nearly 30 years without issue. Well.......stuff stored in the attic (lots of it) got very dusty. More than you would expect I think. Water stayed out but dust got in. 
    My next door neighbour had no felt either and they had no issues in 40 years.
    We both decided to make selling easier (as we were both needed to downsize soon) that we would finally get both felt fitted in both. They just lifted the tiles, felted and replaced the roof tiles. 
    Both houses sold a year or so later with no roof issues.




  • Its a big gamble i would say. I think I am going to have a specialist look at the roof and see what he says about it.
    Absolutely get someone to look at it, we have had three roofers to look at it to get their opinions.  We are FTB and know sod all about house repairs so we are pretty reliant on expert advice.  In this case, the roofers said that the tiles need fixing now but the rest can wait, and we have decided that when we add the price for the house plus the costs for the roof replacement that it is still worth it for us as it is our dream house.  I think ultimately that is the decision everyone has to make and if for you it isn't worth it then you say what you think it is worth and they will either take it or leave it.

    The house is 1930s. If the roof looks original it probably is. A 30s tile roof has a lifespan of 70 - 90+ years, depending on other factors so is likely at the end of it's life, though doesn't mean it needs replacing immediately. The lack of felt in and of itself is not an issue. 

    The above is not rocket science, and as a buyer I would have expected you to have looked at the roof (from the road) to see whether it was fairly new or not and take that information in to account when making your offer. This is what I have always done as a buyer (including the 1930s semi I bought as a FTB).

    As a seller, FTBs are often a pain. Flighty, fearful and want the moon on a stick. They believe they hold all the power, when they don't. We sold our first house 10 times over, all to FTBs. So if I hadn't had any issues with the roof, I'd tell you to jog on. Particularly in the current market.  
  • Hardly an attitude when we have paid up to asking price and if a vendor refuses to drop the price for a few grand to pay for an issue. It’s us we are looking out for not them, not fussed what an estate agent thinks about that as they are lying **** anyways
  • Happily walk away if the specialist roofing survey says the same and the Vendors still refuse to drop price. It’s the biggest investment I will ever take, im not going to rip myself off thanks, would be silly not too. Thanks for all input but I think I will speak to the specialist on this one

    Depends if "asking price" is set to reflect the work that needs doing. You can't expect to take money off an asking price for a fixer-upper if the it's price to reflect the 20k needed to do the work. However there is nothing wrong with saying "we hadn't realised the roof needed replacing when we made the offer, therefore we are reducing our offer by 2k". It's likely that the vendor has no idea there is an issue, if in fact there is one. 

    You also have to look at how it is priced compared to others in the area which have had their roofs replaced, how does it measure up?
