Do I have a restrictive covenant on my new build house?

Hi been trying to find out if I can do a small extension outside my house and have found my land registry form to search for if I have any covenants.

it states there is restrictive covenants but doesn’t list anything ?

    Have you read through the documentation your solicitor sent when you bought the house?
    Lots of new builds on modern developments have restrictions lasting a few years (5 to 10 ish) on things like planting trees or erecting fencing - often in relation to front gardens - i.e affecting the streetscape,

    Also new developments can have PD rights removed as part of the planning approval

    yes I have documents and it states if I want to make any structural modifications I need to tell my mortgage lender. But nothing relating to the developer

    You were told nothing at all about any title conditions imposed by the developers? If so then I suggest you ask your solicitors to send you a copy of the missing deed.
