Am I able to do extension on my new build home

Hi I’m planing a small extentisom to bring out my living room bigger I’ve bought the house last year and it’s a new build house out of 6 others that we’re built.
It doesn’t effect any of the other houses as it’s only going to come out 3m and doesn’t block and views or sunlight to the other plots
i know I do not need planing permission from the council but someone has told me I need to get it from the developer sometimes as it’s a new built house.
ive been through all my contracts and can only find one part of information relating to doing structural work but am having trouble
understanding it fully.
I have
attached a imagine so you can have a read any help is much appreciated.

You're looking for a covenant that will say that the developer has to give approval to any such works.
If it isn't in there, it doesn't apply.
Even if it is, then the developer are unlikely to care IF they've already finished work and left the estate.0
