House on for sale today

Hi all,
Put our house on for sale today and have set aside Saturday next week for viewings so we can leave the house for the day and I have had ankle surgery so on crutches and also have a one year old. Makes sense to have one day where we clear everything away and make it look perfect! We are happy for any mop up viewings as well for people who can't make the Saturday.
We have offered on a couple of houses but lost out to not being on sale ourselves hence putting it on.

I am now checking Rightmove every 2 minutes for new houses and nothing has actually been on for the last week or so that fits our bill. I am starting to get stressed that we won't find something and we will have sold ours. How long do probable first time buyers wait for you to vacate the house you have accepted an offer on? We have told the agent to be totally upfront to all purchasers that we have not found yet and have particular wants!

    Why not sell yours and move into rented.  This gives you the luxury of taking your time in finding a new property.

    We are in the same situation. Moving to rented not possible as one of the motives for moving now is the SD holiday so we need to buy by March. We sold on Weds and I am checking RM every day!
  • Moving to rented is a possibility but ideally only want to move once. Of course if it meant losing the sale we would oblige.

    Eve - It's nice to know I'm not the only one! The agent said something will come along and I guess we will have to trust the process. I'm already thinking about increasing our top end budget to the maximum just so we can actually snare a place.
    I'm really not enjoying the process haha

    We are the same. I am seriously considering renting (even though it will be a complete pain) as I don't want to feel forced into buying something that isn't quite right. Plus on the two houses we have seen that we have made offers on they have been rejected as there are other buyers in a better position than us.
    Saving for an early retirement!

    Which location was this in? Thats quite a bit over the advertised price. Ours will be on the market next week with a planned open day on 5th Sep. Im also looking on the market for potential properties but also told the Estate agent that if i dont find anything within 3 months we could potentially withdraw our property as we dont want to move to rental.


  • We are in the northwest. We offered on one 8% below and it went for asking at 485k. We offered full asking on another at 485k but as house not on sale they went for a couple who had sold already.
    If the right house comes up I'm just going to offer asking price at a minimum and probably over if it is worth it. I can't keep riding this sort of rollercoaster for months on end - my nerves will be shot!
  • PS the reason we offered below on the first one as that seems to be the advice online and what everyone seems to say. I don't want to lose another house though

    I moved in with family as I couldn't find anything to buy. My search area was one town so quite restricted and I really didn't want to end up feeling I had to just pick anywhere. 

  • Ok - in your position I would feel exactly the same. However, when you're not in that position it's much easier to see the wood for the trees! Your estate agent is right, I think you have to trust the process, it's just a very difficult 'out of control' feeling. Think of it this way, you could take yours off the market and the next day your dream property comes on the market but you lose out because you aren't sold.....
    If you sell and you haven't found anywhere yet a) you have already said you will need some time, many buyers are happy with this and it may just play out and you find somewhere etc b) you find somewhere late in the sales process....in which case a lot of sellers' are choosing to an extended Air B N B stay during the gap of the two completions and this could be an option c) you don't find anywhere and don't want to rent so you can pull out prior to exchange d) rent somewhere and then purchase as and when you are ready and the dream place comes up (quite possibly you will have sold when prices are higher and benefit from a reduction in house prices in a little while). However you have to start the process off to get to this. As they say...you never know until you try!
    Could you also look for alternative methods of finding somewhere? Are there any local boards on Facebook you could put a 'property wanted' and your criteria? Or potentially put a polite letter through houses you may be interested in in the area in case they are considering selling?
