    I do wish EA details could be standardised, I don't think your particulars are detailed enough.  Looking at your lovely house, I'd need to ring your EA to confirm double glazing, as well whether the heating is electric/gas/oil, and where the boiler is sited.

    This is the link. I might add a 3 bedroom house on my road sold for £230k at the start of the year but is not on Rightmove sold prices yet. It was incredible though inside and had a drive. I had 3 different valuations one from £185k-£195k, 2 at £200k-£215k.

    There is another property on my road that was on the market for £215k but had a drive and upstairs bathroom which I don't have. Within 10 days they dropped by £15k which I thought was crazy in such a short period of time.  The other houses for sale on my road are between £180-190k but are 2 beds.

    Nice decor ! Actually I know the area, and was searching in the 200-250 price bracket, we are about to exchange on a house just off Goosmore lane!
    For me the price seems OK, and I also used Dixon’s Erdington and found them great.  
    For me I would want easy parking, so discounted anywhere without a small drive, as I don’t want the hassle of fighting for a parking space.
    Only other thing is the downstairs bathroom would also bother me.
    But it is a lovely looking house, so maybe it will just take a bit of time due to those two things?  I don’t know how common my criteria is? 
    I don’t particularly think it is the price, and actually I would have missed it if you dropped it down to £198 as I search £200+
    Although if you want a quicker sale instead of waiting for the right buyer maybe drop it?

    Thanks Kate...we are not in a massive rush to sell so happy to wait it out for a while. 

    If the road is Sycamore or Beech Road which are just off Goosemore, they are 2 of my favorite roads in the area. Stunning houses.

    It's a lovely-looking house, if I were looking in that area I'd see this one. With a tiny bit of effort you could grout-pen or clean between the bathroom tiles by the way.

    I know the area well.  The house was bought in 2017 for 173, I bought in 2017 and would expect  a10% rise which takes you to 190. I  think some of the asking prices at present are overly ambitious and they are not selling. I agree Boldmere is lovely but  I run down Boldmere road regularly and it takes me more than 5 minutes!
  • Nice house. What is the state of the market locally? Is it generally slow just now? might be lack of buyers not price.
    Small presentation things I would be tempted to deal with - put a single or small double bed in the room with the guitar in it to show how it could be used.
    Clean the grout round the shower.
    Power wash the decking and stain it. Add some colourful pots of flowers.
    Try and so something about the sparse lawn in the back garden.

    Although they are close by they are in really crappy parts of Erdington that's why they are cheaper. Erdington a strange place in that alot of it is really bad, some of the worst in the city. However there are also some really nice roads where houses fetch £300+ and also parts border the affluent Sutton Coldfield. Our road is one of the closest to Sutton Coldfield in Erdington (less then 5 minute walk to Boldmere which got voted one of the best independent high streets in the UK) and is seen as one of the 'better' roads in the area that's why its priced more. 
    You need to tell those people viewing and making offers on every place but yours. 

    That one 60k lower(same layout) is a 2min walk  at the end of your street

    You have the equivalent of don't buy the best house on the street. 

    Don't buy the best street in a duff area.

    You need a minimum of a 3% reduction to get relist on right move

    It's not just the cheaper stuff there are just better value houses in the ~£200k.
    Cant do it now but a wider search that captures more in the £190+ range will show what and where people are buying.

    Toggle SSTC on the map view gives a decent clue where the sales are happening. 

    Might be a waiting game.

    10% rise? I honestly think you would be doing exceptionally well to break even on the 2017 price, and TBH I can`t see that happening.
