Those Leylandi around the borders would put me off this house, especially as, presumably, they would belong to the neighbours and you’d have no control over their height and pruning...eeeeek! Dark and They leech moisture from your lawn/garden.:A Goddess :A0

plot 41 has landing window overlooking the garden and it looks like that big hedge is going.
are they knocking dow the house the plans seem to be using the same access for the office.
google maps show a big building on the land has that been demolished already?
The 42 home one which does affect are keeping that office and using the access which is currently just a small driveway which wraps round to that much larger house you can see which is being / has been demolished. I’m quite sure as there’s no way of accessing the land to see what’s going on other than blatantly walking up the drive. Yes the trees are going so my conundrum is what to offer based on all those concerns.

Go for a walk up the drive, probably all blocked off somewhere past the office.

even if that is the case, the searches will reveal the development and they'd be back to square one In fact it might actually be worse because a buyer might start to wonder what else they're not saying ...busybee100 said:Developers don't always stick to the plan, you may end up with someone overlooking or very close to your boundary.

Just looked at the plans. It is a nice house but that is a lot of houses in a small area.
The building noise will be a nightmare and then there will be more traffic and more noise once it is completed from the residents . I think it will change the nature of the property. I wonder if this is why the owners are selling? TBH I think this will put quite a few buyers off, so I would wait and see what happens to the price. The longer it is on the market the lower the offer they will accept.

I think for the sellers (knowing them a little) that it’s a case of the stars have aligned i.e this development is going ahead, their kids have now reached late teens so don’t need to be in catchment for our local school which is outstanding and the wife is leaving as a teacher from that school.Scotbot said:Just looked at the plans. I think you’re right. I’ve seen that they tried to sell last time this development attempted planning in 2017/18 and for whatever reason it didn’t sell so i’m going to bide my time, get myself into the best possible position and keep having a look around. I’m not in a rush to move and have been looking for five years but this is the only house that’s given me that feeling of ‘this is the one’0
