No, it changes nothing. Whether you understood what getting BR sign-off requires or not is beside the point. You looked at it LIKE THAT. You are now asking for a discount because of what you were or could easily have been aware of at the time of your offer.heffsta99 said:

I would however be wondering why there was no BR sign off on such a recent piece of work? It could cause a headache down the line when selling. Would an insurance indemnity not be an option here?0 -
I would disagree. For you it may not, but it would be reassuring to a prospective buyer (such as the OP), will make it more attractive to a wider set of buyers in the future and that it confirms it is safe as it meets building regs. These all 'add value'davidmcn said:

I am not asking for a discount yet. I am trying to ascertain if it warrants asking for a discount. I know it is up to us if we want the risk. But again it could mean that if we wanted to sell again, it could deter some buyers.AdrianC said:

I am just thinking of my options. We are still trying to get the answer as to why they did not actually get BR approval, no details yet.0 -
With it being north-west facing it's going to get very little winter sun, especially in the mornings when it's at its coldest.
On the flip side, it shouldn't end up like a furnace in the summer!!
Will you be installing blinds? Side and roof? (I can't see it has them from the picture)

Maybe some people would consider it more marketable or valuable, but that isn't a wide enough opinion to make a difference to the objective market value of the property. I have never seen a surveyor alter their valuation based purely on the presence or absence of local authority consents.jimbog said:

On the plus side, I had underfloor heating installed under my extension, it heats the whole house!
