Using new build developers solicitor and search results for Wind Farm

    OK, tell them to stuff their house and dodgy location a few miles from a wind farm and walk away.

    @SharkMoney Most people here will tell you not to use the builders recommended solicitor and they will be absolutely right - The sol will do the barest minimum to keep you happy but his main loyalty will be the one who gets him jobs. You need someone thats 100% loyal to you and not on another's commission as well.
    @tinytiddles how can you be sure its really thorough and you didnt hear what they wanted you to hear?

    I can only be as sure as the fact they sent me the pdf with the results of the environmental search and it is about 40 pages long listing out every single planning application in the area, plus all the other environmental items such as radon, flood risk, landfill sites etc etc. This was of course accompanied by a separate abbreviated report produced by the solicitor listing out the salient points but the fact is we had sight of the whole lot to read through as well.

    What answer are you looking for OP? 

    You’ve got a slightly rubbish solicitor so you’ve felt the need to read everything closely yourself. In some ways that’s a good thing - a lot of people don’t bother and have surprises later. 

    If you’ve completely lost confidence in the solicitor then change solicitor - it’ll cause a slight delay but at least you’ll have peace of mind over the purchase.

    My concerns of the wind farm are aleviated but the conduct of the solicitor doesn't seem right?
    i think my post largely leans on my annoyance about the solicitor more than the actual wind farm

    What do you want? The realities of the situation explained, or a hug and blithe agreement?

    Far as I can see, the only real sticking point here is that the developers knew there was a wind farm planning app within 5km, and your solicitor only reported to 4km. Right, and? Does that make the slightest bit of difference to you? Would having a windfarm between 4-5km away be a showstopper over you buying the property?

    It's clearly only an application at this point, no work has actually started... So what if the application had been publicised the day after the search was generated? Or the day after completion?
