We do slightly regret using the recommended solicitor, i do think there is a conflict of interest. We have recieved a prompt service from them but I feel like getting some answers has been like getting blood out of a stone and also feel like it's me having to raise the pertinent questions. Quite often the solicitor replies saying they do not know and I have to push them to find out from the new builds solicitor. I certainly feel like i've had to painstakingly read everything which ordinarily i would expect not to have to bother given we are paying somebody a lot of money.
The latest "revelation" comes in the form of the environmental search report. Everything came back clear but I also has the solicitor a specific question via email as to whether the property was near any wind farms planning and they replied No.
I have since read the developers own searches conducted several years ago which our solicitor has supplied (we didnt ask for these) and it does reveal a wind farm application.
The difference is, that the developers search report was "within 5km" and our soicitors search report was conveiniently "within 4km".
I feel like they should have pointed this out when I specifically asked about the wind farm.
I have no idea if I should actually be worried about a small wind farm planned 4km away either.....
anyone have anything to say?

Do you feel a wind farm 4-5km away is a positive or negative factor for you?How strongly do you feel about it?1

There are lots of planned wind farms around.....not all get do the construction phase so would depend what area you are looking at?
Oddly we have just had a very similar report back on our searches but not overly worried so we went ahead

A wind farm just under three miles away... Why on earth would this be a showstopper...?0

I live 3.83 miles/6.1km as the crow flies (so Google maps tells me) from a wind farm. It has absolutely zero impact on my life. In fact, I only know it exists because I can see one of the turbines on my commute to work. It's not something which would bother me in another property, unless I lived right on the border of the wind farm, and even then I don't think it would be a deal breaker.

My concerns of the wind farm are aleviated but the conduct of the solicitor doesn't seem right?0

Depends, if it's within your line of sight maybe some people would find turbines 4km away to be highly offensive. Maybe they will interfere with your radar system. Or your homing pigeons might get caught up in them.SharkMoney said:I have no idea if I should actually be worried about a small wind farm planned 4km away either.....
If this is the biggest potential problem with your purchase then it sounds you're doing quite well.0

i think my post largely leans on my annoyance about the solicitor more than the actual wind farmdavidmcn said:

You mention that the developer’s search was from a few years ago, could it be that the permission has now lapsed or whoever submitted the application decided not to proceed and withdrew it? Might be worth checking on the local Council’s planning portal to see if it is still there. We are about to complete on our new build tomorrow, using the same solicitor as the developer, and I have to say the searches we have received back have been incredibly thorough. Good luck!0

@SharkMoney Most people here will tell you not to use the builders recommended solicitor and they will be absolutely right - The sol will do the barest minimum to keep you happy but his main loyalty will be the one who gets him jobs. You need someone thats 100% loyal to you and not on another's commission as well.
@tinytiddles how can you be sure its really thorough and you didnt hear what they wanted you to hear?
 All the best!
