EWS1 Success Stories: Completed EWS1 Forms?

I have only seen one person on this forum get an EWS1 form signed off for their purchase.

Is there anyone else out there at all? How long did it take for the signed form to be received from the surveyor? What was the outcome?

    We’re in a block over 18m. The EWS1 form took a long time from the instigation of the process, I think over a year. Physical inspections were done and samples taken, and the forms were made available a few months ago. The bad news? The first sales are starting to move towards completion, and so far two have fallen through because lenders have rejected the EWS1.

     :s good lord... I don't suppose you know the reasons why the lenders' valuers weren't satisfied? Or what the EWS1 rating of the building was, I assume it was between A1-3 or B1 if no remedial works were required? Has the building owner tried to pass on the costs of the survey to leaseholders?

    I wish you some sort of resolution...

    It was a B1. I’m assuming they’ll pass the costs on but the number of properties means it probably didn’t go over the threshold for consultation, and certificates were only issued early this year so we’re still waiting for the actuals. All I know at the moment is one lender has rejected the certificate and another has raised (as yet unknown) queries, this is info from neighbours. We haven’t tried to sell yet as we wanted it all sorting first so it doesn’t stay on the market too long. We could be waiting a while!
  • We are a block under 18m, lenders still won't lend with the EWS1 certification.
  • Block over 18m with EWS1 - mortgage approved.

    That makes 2 people with EWS1 I have encountered successfully approved - and the first with a building over 18m!

    Rating is B1 and lender is Halifax.

    I think chartered fire engineers are giving every building a B1 to cover themselves if remediation is required in future. If they give it an A1-2 and a disaster happens, they will be held liable. I'm curious about how the ratings change the actual valuations, if at all. RICS advice is for valuers to reflect the rating in the final valuation but I wonder if lenders will just use this to lend less :/
