    Whenever I've sold I've always known the minimum price I'd accept so always instructed my ea not to pass on any offers below this figure. It saves wasting everybody's time. 

    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Maybe true but dreamers often “suddenly” have disasters befall upon them!

    Doesn't surprise me at all. Funny how only now he realised he "might" lose his job.

    Timely warning for sellers dreaming of bubble money - get real, people are losing jobs all around you - If you don`t wan`t to be still blaming the EA this time next year just get realistic on the price! So simple really?

    Sounds like you're in a good position to continue attracting prospective buyers and hopefully get a serious offer from someone who 1) loves your house and 2) needs your house.

    Crashy seems to be predicting the collapse of the currently booming housing market that means commuter town estate agent's phonelines are engaged 11 hours a day.

    Quotes from my agent who has ruled our town for 40 years:
    • "well you're getting viewings, so we're bang on the price."
    • "cash buyers aren't king, they can pull out at anytime having had zero stress and zero expenditure whilst a humble mortgage buyer has gone through hell having his dodgy bank statements glared at and forked out for the pleasure!"
    and my favourite, but maybe irrelevant:
    • "COVID-19 has made Londoners gush over owning a house in a commuter town with fresh air that occasionally smells like chicken sh*t being spread on local fields."

    I'd also say that not all who say are cash buyers are true cash buyers.  We had a lady who said she was a cash buyer. she made an offer then booked a mortgage valuation appointment. Agents said it turns out she thought no house sale mean she was cash. Agent was fab and kindly explained to her it meant you had full purchase cost in the bank. Bless her, she was only 80% short.

  • Oh gosh! We’re slowly learning all the fun ins and outs of this process....

    Crashy will be pleased to know that we have a buyer lined up. A local lady is downsizing and spent half an hour looking round and was still buzzing the next day. Our house is the only one she wants to buy and so far, she’s had two offers that were too low so is awaiting a third and then wants to offer on ours (kicking herself for not taking the first two). Although this may all come to nothing, it’s a bit of hope.

    Almost as bad as thinking "equity" is like cash in the bank.
