It's the price.
At this type of price range, a buyer has plenty more options. £450k could buy you a 2-bed, 2-bath in quite a few places in London now in most suburbs apart from prime and outer prime spots.
This means you're aiming at a narrower market, either those who really like the design of the house, or those who really need to live in that area, who will pay a premium for either. In my view there is nothing remarkable about either, which makes it a tough sell.
I concur with Adrian. You can buy 1-beds with more space than this. The layout doesn't seem particularly suitable for a 2-bed.

Wow, you’d pay £160k for that whole terrace house where I live in Kent 😶 So I don’t know about price as it is London... but the pictures are terrible. The agent should be paying a professional photographer and lighting it properly0
