    It's the price.

    At this type of price range, a buyer has plenty more options. £450k could buy you a 2-bed, 2-bath in quite a few places in London now in most suburbs apart from prime and outer prime spots. 

    This means you're aiming at a narrower market, either those who really like the design of the house, or those who really need to live in that area, who will pay a premium for either. In my view there is nothing remarkable about either, which makes it a tough sell. 

    I concur with Adrian. You can buy 1-beds with more space than this. The layout doesn't seem particularly suitable for a 2-bed.

    I've been looking at cheaper property than that in Clapham.  
    Everything that is supposed to be in heaven is already here on earth.
  • Wow, you’d pay £160k for that whole terrace house where I live in Kent 😶 So I don’t know about price as it is London... but the pictures are terrible. The agent should be paying a professional photographer and lighting it properly

    Nearly half a million to hear your neighbour taking a pee, laughable.

    How do you know how much profit they will make, if any?
    Land Registry data.  Though the profit is usually academic unless exiting the property market entirely.  If your property doubles but so does every other property, it makes no difference - indeed the next step up is probably harder.
    LR is sold prices, this house hasn`t sold.
    Sold data from last sale 2013.
    Advertised price as a guide for the upcoming sale gives an indication of the property price inflation over the period.
